    At a high level, residential and commercial metal roofs fall into two families. Standing seam panels are joined by raised seams and held down by concealed clips, so nothing pierces the face of the panel and the metal is free to expand and contract as temperatures swing. Exposed fastener panels are screwed straight through the face into the deck or purlins, with gasketed washers under each screw head sealing the penetration. Standing seam costs more up front and asks for a more precise installation; exposed fastener systems are more affordable and very common on outbuildings and commercial structures, but the fasteners and washers are wear items that need periodic attention.
